We're selling our house.

• 1250 Square Feet over Basement

This is a beautifully maintained, very solid home, in the heart of  
North Chattanooga. 603 Tremont is located near Aretha Frankensteins  
on Lower Tremont, and is within easy walking distance to the stores,  
restraunts, and parks in Riverview and on Frazier Avenue. 5 Minutes  
(or an easy bike ride!) from the UTC Campus. We are the third owners  
of this bungalow, built in appx. 1945. The home is in fantastic  
condition, with many original fixtures including heart pine trim and  
moulding with original stain. There are lot of updates as well,  
including the roof which is 2 years old, and updated plumbing.  
Central (gas) heat and air and electric water heater all work well  
and have been fastidiously maintained. The entire house was blown  
with insulation last year, including the attic and all exterior  
walls. Kitchen and Bath have ceramic tile, which we installed soon  
after we bought the house 6 years ago. There is a one car detached  
garage in the rear, nestled into the terraced backyard which is  
perfect for play and gardening. The finished living space is above a  
poured slab foundation with block and concrete walls and has a 7 foot  
ceiling, making it perfect for a small workshop, clean storage, and  
etc. The basement can be accessed from the first floor and from the  
outside.

We are listing this by owner for a few weeks, before committing to a  
real-estate contract to sell the house on the open market. We're  
asking $185,000 and we'll be more flexible with the price before a  
contract than after. We have made temporary living arrangements while  
we build a new home nearby, and so we're ready to move as soon as  
you're ready to move in. We love this neighborhood, and our neighbors  
as well. With two kids and a dog, plus both adults, we have simply  
begun to outgrow our home. We hope whoever buy's it loves it every  
bit as much as we do, and as long as we have any say, buyers  
intending to live in the house as a primary residence will have  
preference over real-estate investors and speculators.

We would prefer no contingencies on the sale of another home, but  
will be happy to discuss that on a case-by-case basis. Inspections  
are welcome, but will be the responsibility of the buyer.
