It just means that you're trying to update the XL while some process is using it. I think the "mapping options" less-than-helpful garbage comes from the difference between how LinkEdit is trying to HPFOPEN it, i.e. with write access and maybe exclusive access, and the way the existing user already has it open, i.e. in some shared-read mode. IOW it's inexcusable geek-speak that is fine for the programmer but should never be shown to the user.
